Office business centers have quickly become a major business force in the world economy given the rise of the virtual and mobile workforce and the sheer number of professionals who travel on a continuous basis. Given the current economic climate, corporate downsizing, increased overhead, administrative consolidation, and commercial real estate being at its peak - OBCs are growing in popularity and are viewed to be one of the best solutions for major corporations and not only the "mom and pop" company or virtual professional. The demographic and dynamic of the end user for OBCs is rapidly changing. We are now seeing major Fortune 500 and 1,000 companies who are moving into emerging markets using OBCs for their needs. For many, this is a much better option than working with a commercial real estate firm where they would need to commit to a ten year lease. In foreign markets OBCs are getting western rates. They are able to get more for a work station lease than the average salary in that country.
The Potential for Future Growth:
Last year in Los Angeles County alone, over 50% of commercial lease transactions were for less than 3,000 sq ft of space, according to Costar reports. Not only is LA County one of GWA’s strongest OBC markets already, but the potential to increase our market share in the near future is massive.

- There are approximately 100 clients per business center - this includes residents as well as virtual and meeting room clients. Given that there are 8,000 OBCs world-wide - 800,000 people are using OBCs all over the world.
- There are 4,000 OBCs in North America - with 90% in the USA and 10% in Canada.
- There are 400,000 people using OBCs in North America, with 360,000 of them in the USA.
- GWA members are located in all A & B markets throughout the USA and abroad. In the USA, the industry’s largest markets are NYC/Metro, Los Angeles, Atlanta, Dallas, Houston, Chicago, Denver, Ohio. In Canada, we have a strong presence in Toronto and smaller presence in Montreal and Vancouver.
